In Lodgify: 

  • You can send a quote for guests’ reservations through the website showing the price, payment schedule, and cancellation and deposit policies. 
  • You can send a confirmation link via email to the guests, including reservation and payment information.
  • You can set a quote expiry policy.
  • You can choose how you would like to accept bookings (enquiry only, booking request, instant booking). For enquiry bookings, the system blocks the availability on other channels, and you may lose the chance of selling your nights.
  • You can automate guest vetting using CheKin, a software solution for guests’ registration.

Uplisting automatically collects the payment using Stripe 3D Secure Links. It automatically pre-authorises and releases the security deposit amount that you have set for your Booking.com and HomeAway guests. Even if it is a channel collect, the guests will receive a link on the OTAs’ chatbox where they give you their payment information, and the amount will be pre-authorised and released based on the timeline you have set for each property.

Uplisting decides whether to hold or collect the security deposit amount based on the length of the guests’ stay. 

In the end, the guests will go through the verification process. They are asked to upload a picture of their passports, driving licences, or identity cards. They can easily use their phone cameras to take a photo if needed.  

Guests can also allow you to use their contact information for further marketing, and the consent will be GDPR-compliant.

Lodgify’s channel manager allows bookings, calendars, and rates to be synchronised via API across top listing channels, such as Airbnb, Booking.com, Expedia, and Vrbo. 

It supports iCal integration for other channels, including TripAdvisor, Hotels.com, Lastminute.com, Trivago, Hotelbeds, eDreams, etc.

  • Lodgify synchronises images, descriptions, and listings with some of the top channels. 
  • On the Professional and Ultimate plans, you need to pay a commission for the bookings through the channels.  
  • There is a 1.9% fee for all bookings on the Starter plan, whether from the website or the channels.

Once you create your Uplisting account and connect to Airbnb, you can have all your listings imported to Uplisting, including prices, availability, bookings, and listing content.

You can set different OTAs rates that you are linked to and check the prices published on each in your calendar.

Lodgify’s task management software allows you to:

  • Create and assign tasks to different members. 
  • Give users access and distribute responsibilities.
  • Invite your team members to the platform and link them to the rentals; then, you need to create job templates and specific tasks that the team members should fulfil to complete the job. According to their role and relations to the job and rentals, team members will be notified on their mobile app when the job is created.
  • Manually assign jobs to specific people.

With Lodgify task management,  

  • Staff can claim a job.
  • You can set an inspector for the jobs (they can reject and approve the job).  
  • You can activate/deactivate a job according to your needs. 
  • Tasks are shown on the calendar.
  • The task management feature is offered under the Ultimate subscription.
  • There is a mobile application for the managers.

Uplisting helps you automate your cleaning management.

  • Uplisting gives limited access to your housekeepers.
  • For each of your bookings, a corresponding changeover band is created which shows the property name, property address, existing guest name, check-out time and date, and the number of guests (if available).
  • Your housekeepers will get updated about any changes in the information above, booking modifications, and cancellations via email.
  • The housekeeper can decide whether to accept the changeover or not, and the host will get notified about it upon refreshing the platform or via email.
  • Different housekeepers can be assigned to one or more properties of yours, which means they can only check the information about the chosen properties. 
  • You can leave notes for your cleaners about each booking.
  • You can keep track of the time each housekeeper starts and ends his/her task.
  • Your housekeepers have a cleaning schedule automatically created based on the bookings. 
  • You can also have cleaning teams defined in the system.

Lodgify uses triggers to automate guest communication

  • A “pre-check-in form” will be sent asking the guests’ arrival information, details, and IDs.
  • The guest app provides them with information about the rental, access, address, Wi-Fi details, and recommendations about what to do in the area. (You can withhold sensitive info like access code until the payment has been completed.)
  • Once the guests check out, they will no longer be able to access the app.  
  • Automatic and manual SMS reminders can be sent.
  • If you want to link into software for automatic self check-in, you should use Zapier.

You can automatically send your check-in instructions to your guests, using automated messages based on the trigger rules you choose in Uplisting.

Regarding guest details and payment, the process is automated for direct bookings, and for channel bookings, the guests’ information will get updated.

Uplisting also generates a security deposit link for all your bookings. Still, as they believe some of the guests may not expect to pay a security deposit, you can easily copy-paste or email the link to the ones you wish to.

Automated Guest Messages are designed to keep your guest informed from booking to check-out. You can make a unique tone of voice for the message templates. You can enable automated messages as below:

    Sent when a booking is confirmed (sent within 10 minutes of booking).
  2. One week before check-in (based on check-in time)
    This message is sent out if the guest books less than 7 days before check-in, but not if they book on the day of check-in.
  1. Reminder of upcoming stay Sent 72 hours (3 days) before check-in (based on check-in time).
  2. Check-in instructions Sent 24 hours (1 day) before check-in (based on check-in time).
  3. Day of check-in Sent 1 hour before check-in (based on check-in time).
  4. First morning of stay Sent at 10 am on the day after check-in (first morning of guest stay).

You can also delay the response to up to 60 minutes to respond manually.  Saved replies can speed up guest messaging. Uplisting manages your booking process as explained below: 
  1. The guest reserves your property on Booking.com, Vrbo or on your website, and the booking is synced to Uplisting.
  2. [5 mins later] The guest receives a ‘New Booking’ message (if enabled).
  3. [At the same time] The guest’s credit card details are validated on Uplisting. If the credit card is invalid, the booking is marked as invalid on Booking.com.
  4. [24 hours before check-in] The security deposit is collected using the payment details provided.
  5. If the booking is less than six days in length, a pre-authorisation is taken on the card (no funds are transferred). If greater than six days, the security deposit amount is charged and will be transferred to your bank account via Stripe.
  6. The check-in instructions email will be automatically triggered based on your trigger rules. 
  7. On successful check-out, a pre-authorisation is automatically lifted within seven days. If the booking was longer than six nights, you would need to issue a refund via Stripe manually. 

In Lodgify, you can communicate with your guests using the built-in guest CRM.

  • The system does not collect the email addresses, and if you want to have a guest list, you should manually create it. You should create a booking and then fill in customer data.
  • Using the list, through the free integration with MailChimp, you can send out marketing emails.

Uplisting provides you with a certain set of data about your guests. Using Uplisting, you can have records of

You can accept a set of credit cards for your website: Visa, Mastercard, and American Express.

  • The payment is not through 3-D Secure Payment, and you can only charge card details.

Uplisting collects all the payments using 3D Secure Links, thanks to its integration with Stripe. If you do not wish to use a Stripe account for all your properties, you can decide which ones you want to connect to your account, enabling guests to pay while booking from your website.

Uplisting verifies whether the guest’s credit card is valid or not. If it is not, Uplisting will automatically mark the card as invalid on Booking.com, and the same thing happens for your direct website bookings.

You can filter specific months and days of the year, as well as a specific property on your report.

Uplisting provides you with some reports which can be filtered by date range and/or listing. 

You can use Uplisting reports for

  • Client invoicing: you can quickly calculate client invoices by filtering the invoice list to an individual property on a monthly basis.

In Lodgify: 

  • You can keep track of your income and payments, pending and transferred payments of both employees and guests.
  • You can generate invoices for employees. 
  • You can keep track of the expenses.
  • The system allows you to create accounting statements. The statements will be updated automatically based on received and sent payments.
  • The amounts on the payments are not automatically updated. 
  • There is no bank account for the owner; the split proportions of income on each booking are for reporting purposes.

Uplisting does not have any dashboards for analytics like occupancy or rates yet. 

However, as you may be managing other people’s properties, Uplisting provides you with a management fee report per booking.

The management fee is included in each booking price breakdown, reports, and the Zapier app’s webhooks.

As Uplisting offers integration with Zapier, you can have your account connected to Xero, ZohoBooks, etc. for your accounting.

Lodgify does not offer a unified inbox, but to communicate with the guests, you have two ways: 

  1. You can enter the reservation system and send a message directly from there (this feature synchronises with Airbnb and Vrbo chats). There are some “canned emails” that you can choose.
  1. You can reply to the guest via email. Each booking has a unique Email String. When you respond to this string, the conversation will be saved in the reservation.

Which automated emails are sent to your guest depends on the channel. For example, if the reservation is from Airbnb, “2 days before rental arrival” and “2 days after rental departure” emails will be sent automatically.

Uplisting’s unified inbox displays all your guest messages in a single feed. You can quickly view and reply to messages from your Airbnb and Booking.com accounts, even if you are using multiple accounts!

Lodgify offers a 20% discount on annual subscriptions and a 25% discount on two-year plans when the users pay upfront. The users receive a free custom domain under annual subscriptions and two-year plans.

Uplisting pricing starts at 14.45 GBP ($20.00) per month, and there is 0% commission. Minimum subscription is 72.23 GBP/m ($100/m) for 5 listings. If you have 1-5 properties, you need to pay 72.23 GBP ($100) no matter if you have 1 or 5. Uplisting does not have a free version, but it offers a free trial.

Lodgify vs Uplisting: Which Property Management System to Choose?

Lodgify would be the right choice if you run a small rental business, and you wish to have a user-friendly website. If your properties are listed only on Airbnb, Lodgify would be a good option because they have been chosen as a Preferred Software Partner by Airbnb. This means that Lodgify provides the requisite functionality and software connections that meet Airbnb’s technical benchmarks. However, because of the limited integration with the channels, you may not have the chance to widen your reach the way you might wish to.

Uplisting is a well-known Vacation Rental Management Software. The system sets automated messages and helps you get connected to multiple booking channels.
