Uplisting automatically collects the payment using Stripe 3D Secure Links. It automatically pre-authorises and releases the security deposit amount that you have set for your Booking.com and HomeAway guests. Even if it is a channel collect, the guests will receive a link on the OTAs’ chatbox where they give you their payment information, and the amount will be pre-authorised and released based on the timeline you have set for each property.

Uplisting decides whether to hold or collect the security deposit amount based on the length of the guests’ stay. 

In the end, the guests will go through the verification process. They are asked to upload a picture of their passports, driving licences, or identity cards. They can easily use their phone cameras to take a photo if needed.  

Guests can also allow you to use their contact information for further marketing, and the consent will be GDPR-compliant.

While working with OwnerRez, you do not need to worry about the bookings that come from OTAs to which you have an API connection, as everything will automatically be visible in your account.

However, you may face some difficulties if your booking is direct. Then, everything should be done manually. Here are the steps:

  • Create the booking and enter guest details.
  • Activate payment collection and enter their card information.
  • Schedule the security deposit.
  • Reach out to guests for further information, such as photo ID and signing of the terms and conditions (through the Renter Agreements feature).

After taking these steps, the booking will be created, and it will resemble one created automatically.

Once you create your Uplisting account and connect to Airbnb, you can have all your listings imported to Uplisting, including prices, availability, bookings, and listing content.

You can set different OTAs rates that you are linked to and check the prices published on each in your calendar.

OwnerRez has direct channel integration with Airbnb, Booking.com, Canada Stays, Florida Rentals, Houfy, TripAdvisor, Vrbo, FindRentals, and HomeToGo.

When you open the window for each channel synchronisation, you can see the list of your listings with Sync Status, Listing Status, the last time a booking was made for each property, and the last time the information changed or synced again.

Uplisting helps you automate your cleaning management.

  • Uplisting gives limited access to your housekeepers.
  • For each of your bookings, a corresponding changeover band is created which shows the property name, property address, existing guest name, check-out time and date, and the number of guests (if available).
  • Your housekeepers will get updated about any changes in the information above, booking modifications, and cancellations via email.
  • The housekeeper can decide whether to accept the changeover or not, and the host will get notified about it upon refreshing the platform or via email.
  • Different housekeepers can be assigned to one or more properties of yours, which means they can only check the information about the chosen properties. 
  • You can leave notes for your cleaners about each booking.
  • You can keep track of the time each housekeeper starts and ends his/her task.
  • Your housekeepers have a cleaning schedule automatically created based on the bookings. 
  • You can also have cleaning teams defined in the system.

OwnerRez offers several ways to keep the cleaners posted about the latest housekeeping tasks:

  • Custom Cleaner iCals
    Using iCal integration, you can create a custom calendar for your property, export all your bookings there, and share the link with your cleaners.
  • Portal Access
    With login details, your cleaners can access your calendar, notes, and guest details based on the levels of access you define.
    (This feature is available only if you use the Property Management Premium Feature.)
  • Custom Trigger Emails
    You can create a trigger email in OwnerRez to be sent out after each departure so that the cleaner knows about the latest check-outs.
  • Third-Party Alerts
    If you turn on Third-Party Alerts for each property and put in the cleaner’s name/email address, the system will email the assignee automatically each time a booking hits, gets cancelled, or changed.
  • Stay Report
    The stay report shows you who is arriving, departing, and staying. This report can be printed and sent to your cleaners as a schedule.

You can automatically send your check-in instructions to your guests, using automated messages based on the trigger rules you choose in Uplisting.

Regarding guest details and payment, the process is automated for direct bookings, and for channel bookings, the guests’ information will get updated.

Uplisting also generates a security deposit link for all your bookings. Still, as they believe some of the guests may not expect to pay a security deposit, you can easily copy-paste or email the link to the ones you wish to.

OwnerRez is integrated with eRentalLock and a couple of other door lock companies for self check-ins. It can automatically generate codes for your many different door locks, including numeric sequence locks and Wi-Fi locks – each time a booking is created.

However, you still need to inform the guest about the code. For that, you can create an email template within the system with your preferred trigger rule. Based on that, OwnerRez will automatically send an email to your guests to enter the property without your presence.

  1. Uplisting direct booking website contains all of your listings’ information, including pictures, availability, and prices.
  2. The website is hosted securely, so you do not need to hire developers or buy a domain name.
  3. Direct bookings automatically block your dates on Airbnb, Booking.com, and other platforms.

OwnerRez offers hosted websites for its customers for an extra charge. 

If you have one property, the fee for having a hosted website would be $10.00 per month, which may differ based on the number of your listings.

The website includes:

Uplisting does not have the option for defining and pushing weekly and/or monthly rates.

OwnerRez does not include an extended stay option. It means you cannot define different monthly and/or weekly rates.

Extending your guest stay for your direct bookings can be done manually by changing the dates, the charges, and payment collection.

If a booking is coming from an OTA and the guests stay longer in your properties, the change should be made on the OTA webpage directly, even if you use API integration.

Automated Guest Messages are designed to keep your guest informed from booking to check-out. You can make a unique tone of voice for the message templates. You can enable automated messages as below:

  1. New Booking
    Sent when a booking is confirmed (sent within 10 minutes of booking).
  1. One week before check-in (based on check-in time)
    This message is sent out if the guest books less than 7 days before check-in, but not if they book on the day of check-in.
  2. Reminder of upcoming stay
    Sent 72 hours (3 days) before check-in (based on check-in time).
  3. Check-in instructions
    Sent 24 hours (1 day) before check-in (based on check-in time).
  4. Day of check-in
    Sent 1 hour before check-in (based on check-in time).
  5. First morning of stay
    Sent at 10 am on the day after check-in (first morning of guest stay).
  6. Before check-out
    Sent 16 hours before check-out (based on check-out time).
  7. After check-out
    Sent 24 hours (1 day) after check-out (based on check-out time).

Unified Inbox centralises guest communications.

Automated Review enables you to leave reviews for guests and increases the number of guests who will leave a review for you. 

Enquiry auto-responder can respond instantly. You can also delay the response to up to 60 minutes to respond manually. 

Saved replies can speed up guest messaging.

Uplisting manages your booking process as explained below: 

  1. The guest reserves your property on Booking.com, Vrbo or on your website, and the booking is synced to Uplisting.
  2. [5 mins later] The guest receives a ‘New Booking’ message (if enabled).
  3. [At the same time] The guest’s credit card details are validated on Uplisting. If the credit card is invalid, the booking is marked as invalid on Booking.com.
  4. [24 hours before check-in] The security deposit is collected using the payment details provided.
  5. If the booking is less than six days in length, a pre-authorisation is taken on the card (no funds are transferred). If greater than six days, the security deposit amount is charged and will be transferred to your bank account via Stripe.
  6. The check-in instructions email will be automatically triggered based on your trigger rules. 
  7. On successful check-out, a pre-authorisation is automatically lifted within seven days. If the

OwnerRez has an option in their check-out process called renter agreement. A signing link can also follow this agreement, which is highly recommended for bookings that come from different OTAs.

There is a suggested renter agreement, but you can create as many agreements as you want and customise them as a host.

After the signature link is used, you can ask your guests or a particular group of them to verify their contact information for you. This way, you will restore your guests’ details even when the booking comes from a listing site.

Uplisting provides you with a certain set of data about your guests. Using Uplisting, you can have records of 

  • Guest lists
  • Guest name
  • Phone number and email address
  • Number of guests
  • Booking site confirmation code

OwnerRez creates a profile for each of your guests regardless of the sources or channels they come from.

To have an organised CRM, you have the option to merge your contacts or team them up.

OwnerRez’s guest CRM shows you the guests’ history, including the number of their previous bookings with a summary, payments, contact information, and some tags.

By creating different tags, you can highlight some characteristics or ideas about the guests, such as great, never again, breakfast, extra bed, and rental boats. The reason for having tags on the CRM level and booking level is to help the owner. The owner will keep in mind the key points that may seem minor but have a considerable impact on their hosting quality to turn the guests into loyal ones or prevent an annoying person from returning to the property again.

OwnerRez does not seem to have a particular feature dedicated to your maintenance issues. You can create manual tasks if needed, though.

Uplisting has a mobile app for IOS and Android. Using the mobile app, you

  • Get notifications for every new guest message from Airbnb, Booking.com, Vrbo (HomeAway), and direct bookings.
  • Have all guest messages in one place.
  • Can use pre-filled response templates to save time. You can easily select a template from your phone when responding to a guest. 
  • Can pull the guest’s booking data into the message with personalised snippets.

You can help the guests in real-time by answering back to them, changing the arrival time, sending them your pre-set templates, or stopping the automated email messaging for that particular guest. 

You can also call the guests.

If you do not have time to answer the guest, you can also change the reservation’s status, booking type, and booking site.

OwnerRez supports mobile phones and tablets. Their web version is mobile responsive, meaning that you can work with the system the same way you do from your PC. It can also be installed as an app on your mobile devices.

Uplisting helps you manage different Airbnb and Booking.com accounts from one central system, meaning that the properties may also be in different locations.

You can use OwnerRez internationally. They allow for multiple currencies, which can be set per property. You can have multiple different credit card processors to accept different currencies, as well.

Uplisting Action Screen, which is like a to-do list, will show you the list of your check-ins and check-outs weekly.

  • Uplisting Action Screen is very mobile-friendly and is also printable. 
  • You can use Actions to track guests.
  • You can mark guests as checked-in or checked-out for guest management, which is visible on the main Action view. It is helpful in arranging cleaning and other tasks.

OwnerRez can help you manage your housekeeping to some extent, but it needs manual interference and supervision (it will not be done automatically).

However, it is clear that some more extensive operations with more complex scheduling involved, including housekeeping, maintenance, and other support staff, need an advanced solution. To meet this, OwnerRez has partnered with ResortCleaning and VRScheduler.

Uplisting gives access to your invited owners.

Its owner portal gives owners access to action and calendar screens with certain limitations. For instance, the owners can see the bookings and unavailability; they can also create blocked dates. However, they cannot see guest contact details or messages.

OwnerRez’s PM (Property Management) area gives you a wide variety of options, provided that you use the Premium plan. You can configure owners and assign the properties that you manage for those owners, including some settings like your commission. 

You can grant portal access to owners to see your calendar.

You can also generate monthly owner statements so that owners can see their booking earnings and the expenses you have charged them. In addition, your grand total for the month will be calculated.

Uplisting collects all the payments using 3D Secure Links, thanks to its integration with Stripe. If you do not wish to use a Stripe account for all your properties, you can decide which ones you want to connect to your account, enabling guests to pay while booking from your website.

Uplisting verifies whether the guest’s credit card is valid or not. If it is not, Uplisting will automatically mark the card as invalid on Booking.com, and the same thing happens for your direct website bookings.

  • You can directly collect payments. You can configure payment methods in the financial settings to accept credit cards, cheques, or PayPal.
  • You have integration with Quickbooks for your accounting. All the invoices will get generated automatically using Quickbooks’s integration with all the data needed, such as taxes, add-ons, etc.
  • You can generate partial payment links, meaning the system generates two invoices for you. It is also possible to set reminders for the guests, which will be sent to them via email.
  • Regarding security deposits, OwnerRez offers its optional Damage Protection programme with an insurer called RentalGuardian. The other possible ways are either to hold a security deposit or to have a Refundable Damage Deposit or “RDD.” These can be created manually in the system. 
  • They offer API integrations with Payeezy, Authorize.net, Bambora, Lynnbrook, Stripe, and more payment processors for payment collection. You can check them out on their website.

Uplisting provides you with some reports which can be filtered by date range and/or listing. 

You can use Uplisting reports for

  • Client invoicing: you can quickly calculate client invoices by filtering the invoice list to an individual property on a monthly basis.
  • Task scheduling and operations: it gives you a list of cleanings, maintenance tasks, and welcomes.
  • Accounting reports: these include a price breakdown for all bookings, and you can work out your earnings and tax deductibles (cleaning, booking site commission).
  • Performance analysis: you can find more about your average daily rate and nightly occupancy, the average length of stay, and nights sold.

You can also export all your reports in CSV.

Uplisting offers integration with Key Data, a trusted data & analytics provider of real-time vacation rental market data for the short-term rental industry.

  • The booking summary report helps you compare your booking percentage over different periods. You can also compare property by property. 
  • You can apply other filters like Airbnb or channel bookings only.
  • You can also have a Line Item Pivot report where you have the list of all your bookings on a list with all the information you may want to check.

Uplisting offers integration with Wheelhouse, PriceLabs, Beyond, and Airbnb Smart Pricing for dynamic pricing. 

Uplisting pushes your rates to all the channels you are linked to in real-time.

You can set different markup percentages for any OTAs and see the final price published to each channel separately under your default rate, which is applied to your website and used by the admin. 

You can also check promotions and last-minute discounts from your Uplisting account.

Using OwnerRez, you can define seasonal rates and spot rates. You can have the rates applied to only random days in a month, certain days repeatedly, or the entire month. The rate plans from one property can also be batch copied to a destination property.

Under rate rules, you can create last-minute discounts.

OwnerRez has a ProConnect (Concierge) Setup apart from support documents and asking for help.

The OwnerRez team will go through your account’s onboarding process entirely by themselves based on the information you provide for them. At some points, like the part for website setup, your presence will be needed.

There would be a charge for this service based on the number of your properties.

The service will only be available for your existing listings, not the ones you add later on. It is also good to know that Concierge Setup is not an express service, and it might take 3 to 6 weeks to complete.

Uplisting does not have any dashboards for analytics like occupancy or rates yet. 

However, as you may be managing other people’s properties, Uplisting provides you with a management fee report per booking. 

The management fee is included in each booking price breakdown, reports, and the Zapier app’s webhooks.

As Uplisting offers integration with Zapier, you can have your account connected to Xero, ZohoBooks, etc. for your accounting.

OwnerRez offers a Line Item Pivot where you have the list of all your bookings on a list with all the information you may want to check. You can see your booking data, rent price, cleaning, surcharges and discounts, taxes, host fees, charge totals, transaction totals, and PM totals. You can export these to Excel, as well. 

Remember that this information will be generated for each booking, not for your organisation, like the monthly profit report in total.

However, OwnerRez can generate monthly owner statements to see their booking earnings and the expenses you have charged them. In addition, the total of the month will be calculated.

OwnerRez integrates with Quickbooks for your bookkeeping tasks.

Having PM services (calculating commissions, generating owner statements and recording expenses) and integrating QuickBooks require an extra fee to be paid to OwnerRez on your base plan.

Uplisting’s unified inbox displays all your guest messages in a single feed. You can quickly view and reply to messages from your Airbnb and Booking.com accounts, even if you are using multiple accounts!

Uplisting’s unified inbox for other booking sites such as HomeAway/Vrbo via email is coming soon.

In Uplisting unified inbox, you can:

OwnerRez does not have a Unified Inbox beyond Airbnb messaging. However, you can have your Airbnb messages sent to OwnerRez automatically, and you can answer them back from your OwnerRez account directly.

You can have your enquiries forwarded into OwnerRez from Vrbo or TripAdvisor, but your replies will be sent out as a traditional email to the guest.

Some pre-set email templates can be sent out to guests automatically using the triggers. They can be turned off for the bookings that you may choose from your list. You can also create your email templates based on your needs.

Pricing

Uplisting pricing starts at 14.45 GBP ($20.00) per month, and there is 0% commission. Minimum subscription is 72.23 GBP/m ($100/m) for 5 listings. If you have 1-5 properties, you need to pay 72.23 GBP ($100) no matter if you have 1 or 5. Uplisting does not have a free version, but it offers a free trial.

OwnerRez pricing starts from $35.00 (25.30 GBP) per month. The more properties you have, the less you will pay. However, the default plan only includes channel management and digital signature.

 If you want to have the Property Management feature (to calculate commissions, generate owner statements, and record expenses), QuickBooks integration, hosted website, and SMS messaging, you need to include them in your base plan and pay extra for each. OwnerRez does not have a free version, but they offer a 14-day free trial.

Uplisting vs OwnerRez: Which Property Management System to Choose?

Uplisting is a well-known Vacation Rental Management Software. The system sets automated messages and helps you get connected to multiple booking channels. Uplisting automatically pulls your listings from Airbnb and pushes your data to Booking.com, HomeAway, and Vrbo. Thus, it can be one of your choices if you manage your properties using these channels only. 

OwnerRez will help you manage your properties as there are lots of features available for each aspect of managing a short-rental business. There are also so many integrations that can be used. However, you need to keep in mind that, to have some of the features, you need to pay an extra amount per property to have them activated. OwnerRez can be an excellent solution for small and large multi-location companies and those who work with Vrbo, Booking.com, and Airbnb.
