Eviivo has been working in the industry since 2004. The company was founded in 2004 by current CEO Michele to sell technology to tourists. The product was upgraded in 2011 to Eviivo Suite. The company also released its hotel booking platform called Toprooms the same year.
Eviivo claims its superior features make switching to it very easy and painless. Eviivo synchronises and updates rates, availability, photos, descriptions, and policies automatically across many different OTAs and booking platforms. This PMS is praised for its Online Travel Agencies’ notices.

Automated Booking Processing
With Eviivo, when a booking hits one of the properties, the host can then give guests a quote from Eviivo booking page, which leads them to the next step, payment.
Charges or Taxes can be configured to add to each booking automatically, so the hotel does not need to do anything manually. In Eviivo, you can go through payment and deposit both, and the system automatically checks the validity of the card number to make sure there is no chance of chargebacks.
Eviivo email templates are customisable, the owner can set the schedule of an email plus what information appears on that email address details when they book online.

Eviivo Provides 2-way API integrations with some of the channels from OTAs to regional community sites. It pushes your rates, availability, photos, and content in real-time. However, if you wish to change your OTAs rates, you need to pay extra for Promo Manager from your PMS.

Cleaning
Eviivo:
- has a virtual cleaning calendar that helps you coordinate or assign housekeeping and maintenance tasks with your team straight from your account. - lets you see which staff will work at your property, which rooms/units are clean, and whether guests are in the house, checking in, or checking out.
- does not generate cleaning tasks automatically. You need to manually create housekeeping tasks when the guests check-out or for a mid-stay housekeeping task.
Self Check-ins
Eviivo offers a completely contactless check-in and check-out. The guests will find the necessary information in the pre-arrival email template which is sent to them.

Guest Experience
Eviivo Guest Manager helps the hosts make an excellent guest experience by welcoming their guests with ready-made templates.
Sample templates are:

- pre-arrival with safety measures: the guest receives check-in, check-out instructions here;
- before your departure with safety measures.
The Guest Manager Option is only available for the users with the premium account (Eviivo Everything).
Guest CRM
Eviivo allocates a number to each guest. However, people will usually forget this code and what happens next is that if this person books one of your properties repeatedly, the system will create a new profile for them each time. The result would be a long list of unnecessary names without identifying a guest who has been repetitively booking with you.
Maintenance
Eviivo’s Cleaning Dashboard allows you to see whether a unit/room needs maintenance and whether staff need to take inventory.
To have this option, you need to pay extra to have access to the Performance Manager option.

Operations Management
If your account allows you to have access to the Cleaning Dashboard, a subcategory under performance manager, you can manage your operations up to an extent.
- Check-ins: you can inform the guests about their booking number and property name. The guests can pay the amount, and the security deposit will get pre-authorised before check-in instructions are sent out. However, you need to send this manually to the guest at the beginning.
- Housekeeping: You can see whether the guests have checked-out or checked-in to determine whether the unit is clean or dirty. No housekeeping task will get generated from the system automatically.
- Maintenance: You can keep track of the issue.
If you want to outsource your housekeeping or maintenance, it is not possible in Eviivo.
Owner Portal
In Eviivo, the owners get access to the website and they can check the reports.
Owners can:

Real-time Reporting
With Eviivo, you can monitor your occupancy and the average length of stays within different periods using the Performance Manager. You can also print or download them in Excel or CSV.
Basic reports are available to all users, however, some advanced reports are only available for those who choose Eviivo Everything, not the Suite.
Revenue Management
In Eviivo, the Promo Manager feature is only available on the premium plan (Eviivo Everything). Promo Manager is responsible for revenue management, but only add-ons. This tool does not make suggestions based on the marketplace. It makes seasonal adjustments automatically.

Eviivo provides its users with some documentation, webinars, and live online communication via text or social media applications.

Pricing
Eviivo offers three pricing packages with different levels of functionality. Eviivo Everything, the premium plan, includes most of the Eviivo features. However, in Eviivo, apart from your company size, the bedrooms are also counted in the pricing. For instance, you need to pay 39 GBP per one self-catering house with three bedrooms paid monthly on the monthly plan and 36 GBP paid annually on the annual commitment.
One of the good points about Eviivo is that you can decide about the functions you need to manage your properties with. If you only want to use your PMS for getting connected to channels, you can easily choose Eviivo Suite and pay 24 GBP per month. Keep in mind, however, that you cannot have guest and owner management under this plan. Moreover, you can choose Eviivo with the most basic functions if you do not want to collect money using your PMS and pay 21 GBP per month only.
